LEGAL NOTICE CITY OF WATERTOWN The Planning Commission will hold a public hearing in the Council Chambers at 309 Lewis Avenue S. on Thursday, November 8, 2012 at 7:30 p.m. to review the following request: 709 Jefferson LLC (Applicant), requests that the City consider the following actions for the property, identified by PID No. 850080100, addressed as 709 Jefferson Avenue SW and legally described as: That part of Outlots 98 and 99 lying northwesterly of the northwesterly right of way line of State Trunk highway No. 25, EXCEPT that part of Outlot 98 lying northwesterly of the following described line: Commencing at the most southerly corner of Outlot 69; thence southwesterly along the southwesterly extension of the southeasterly line of said Outlot 69 to the southwesterly right-of-way line of High Street as dedicated; thence northwesterly along said southwesterly right-of-way line being described; thence deflecting left 90 degrees 05 minutes to the west line of Outlot 98 and there ending, all according to the original plat of the Town of Watertown on file and of record in the office of the Register of Deeds, Carver County, Minnesota. The South 15 acres of the Northeast Quarter of the Northwest Quarter of Section 8, Township 117, Range 25, described as follows: Beginning at a point 80 rods North of the center post of said Section 8 and running thence West 80 rods on the Quarter, Quarter section line; thence North 30 rods; thence East 80 rods; thence South 30 rods to the place of beginning, containing 15 acres, more or less, excepting therefrom the following: That part of the East 296 feet of the South 15 acres of the Northeast Quarter of the Northwest Quarter of Section 8, Township 117 North, Range 25 West of the fifth principal meridian, lying northerly of “Line A” and “Line B”, said lines being described as follow: Commencing at the most southerly corner of Outlot 69, the Village of Watertown, Carver County, Minnesota; thence southwesterly along the southwesterlyextension of the southeasterly line of said Outlot 69 to the southwesterly right-of-way line of High Street as dedicated in the plat of said Village of Watertown; thence northwesterly along said southwesterly right-of-way line a distance of 370.8 feet; thence deflecting left 90 degrees 05 minutes to a point on the east line of said Northeast Quarter of the Northwest Quarter, said point being the point of beginning of said “Line A”; thence continuing southwesterly to the end of said “Line A” and the point of beginning of said “Line B” at the point of intersection with a line drawn West perpendicular to said east line at a point on said east line distant 300 feet south of the point of intersection of said east line with said southwesterly right-of-way line; thence West along the Westerly extension of said perpendicular line so drawn, to the west line of said East 296 feet, and said “Line B” there ending. 1. Rezoning – to rezone the property from I-1 to PUD-BP (Planned Unit Development-Business Park) proposed to be PUD-C/I (Planned Unit Development-Commercial/Industrial). 2. Site Plan – all new construction requires a site plan review and approval. 3. Subdivision—preliminary and final plat to subdivide the existing 17.43 acres into three parcels, Lot 1, 2, and 3, Block 1 The items highlighted above may have a direct or indirect effect on your property.
